How Developers Like David Marom are Reshaping the Community

A giant sign that says “community is strength” with a red background that is on the wall of a building.

Real estate developers too often get looked at as people chasing money and trying to cash in however possible. Not all in real estate act this way though, as it gets a little more personal than that. Real estate can change the way people view the community and embrace it overall.

David Marom and The Horizon Group have been working hard to change how people view the community through their work in the Brooklyn area of New York City. Although they work around the entire city, there is a specific focus on Brooklyn. They always find innovative ways to improve real estate and change the community for the better.

How Real Estate Developers Can Make an Impact

Real estate developers can impact the community they are part of in several ways. The best developers always consider factors beyond making as much money as possible on the deal. It’s always about reshaping and improving communities as well.

Affordable Housing

Building affordable housing to increase access to safe and stable housing for low-income residents is always welcomed. This is especially needed in a place like New York City. Marom understands this very well. A lot of the projects recently worked on by The Horizon Group actively put together affordable housing opportunities.

Green Spaces

Incorporating green spaces and parks into developments to provide community members with access to nature and recreational opportunities helps the community to escape day-to-day life and develop new hobbies. People like to have a place to go to that helps them relax and unwind.

Walking and Biking Opportunities

Creating walkable and bike-friendly communities that encourage active transportation and reduce dependence on cars is a welcomed change. Over the years, the dependence on cars caused a lot of clutter and gridlock on the roads in urban areas. More walking and biking opportunities create healthy individuals, a healthier earth, and serve as a way to save money.

Mixed-Use Developments

Building mixed-use developments that combine residential, commercial, and retail spaces creates vibrant, sustainable communities. There are many mixed-use developments in major cities, as they wouldn’t be able to thrive without them.

Supporting Community Development

Partnering with local organizations and businesses supports community development and revitalization efforts. One real estate development company can’t make an impact solely by itself. They need to work with others to reach a common goal.

Energy-Efficient, Eco-Friendly Buildings

Incorporating energy-efficient and sustainable building practices to reduce environmental impact and conserve resources can help meet current and future needs. Many people are looking for a place to live to have things set up as efficiently as possible. Not only does it save money, but it has a positive impact on the environment.

Local Workers

Prioritizing hiring local workers and contractors provides job opportunities and supports the local economy. This might not seem like that big of a deal to an outsider, but it can sway the perception of a development team if they work with locals.

Volunteering

Doing some form of volunteer work is a great way to give back to the community and build camaraderie with others.

Most companies can find at least one or two businesses they share a passion for. David Marom and his team work with Pawsability Dog Club and The Unifying Line. The former gives autistic adults a chance to hold employment and provide dog daycare services for the Bushwick, Brooklyn community. The latter supports individuals with disabilities and diseases in Israel.

How David Marom Became Part of Brooklyn

From living in Israel to almost four decades serving Brooklyn with his own real estate development company, David Marom has fully embraced being part of a community. It’s something that continues to stay very important to him as a real estate developer with his own company.

Establishing Roots in a City

David Marom is not originally from the New York City area, so he didn’t know how much being part of a community could help. A former Israeli who served in his country’s army, he immigrated to the United States not knowing what the future held. It was a chance opportunity to work with his father-in-law in real estate construction. This little bit of experience meant the world to Marom, and it propelled an entire career along the way.

The first project he worked on was called The Smithtown Professional Park, which was based in Long Island. David Marom saw the local aspect of real estate and realized that it could do more than just make money. He was able to see how a great real estate company could reshape and improve a community.

As time went on, Marom started taking real estate much more seriously. He enrolled in construction management classes at New York University, started taking on more responsibilities at work, and eventually branched off to start what is now known as The Horizon Group.

Making The Horizon Group Part of the Community

Learning the market throughout the years has helped The Horizon Group become part of the community. Building a solid reputation makes a huge difference.

David Marom is very cautious about investing in the right properties. It’s about quality, not quantity, for The Horizon Group. If the development has a chance to fit into an existing community and help it grow, it’s the right move.

Marom also focuses on ensuring that each development fits into the area. It’s not a goal to disrupt a community and change how it looks and feels. Instead, blending in and becoming part of the community with some improvements helps.

Finally, David Marom has done a great job of building relationships with everyone else in the community as time goes on. When everyone is on the same page, it can make a stronger community.

Why Communities Always Matter

Real estate developers ignoring communities will always limit themselves, even if they don’t realize it. A community that starts falling apart won’t be able to support developers coming in.

David Marom stresses community with every developer he talks to. He learned early on in his professional career, and now others should keep that under consideration as well.
